    God, the meatsmelling district went south infinitely faster than SoHo.

    The MePa Apple store isn't just sharing space with Hugo Boss.
    It's also going to be rubbing elbows with high-end brand Moschino. "The
    final piece of the retail puzzle has been filled at Taconic Investment
    Partners' 401 W. 14th St. in the Meatpacking District. Italian fashion
    designer Moschino has signed a lease for its first freestanding
    Manhattan boutique there, with 2,700 square feet tucked between the
    new, tri-level Apple store at the Ninth Avenue corner and Hugo Boss's
    store to the west...The store will open this spring." [NY Post]

    Ralph to Take L?Uomo Space

    YORK ? After more than 25 years in New York?s West Village, men?s
    specialty store L?Uomo is packing up and moving out so that retail
    giant Ralph Lauren can move in.



    The 1,600-square-foot space at 383 Bleecker Street, which has housed
    L?Uomo?s refined assortment of avant-garde men?s wear since 1997,
    neighbors Ralph Lauren?s Men?s store at 363 Bleecker Street and is
    located directly across from the retailer?s women?s boutique.



    ?My lease ends May 1 and that is when Ralph Lauren is going to take it
    over,? said L?Uomo owner Michael Adjiashvili, ?They are paying $50,000
    more per month than I am currently paying
    . [:|] We tried to renegotiate the
    lease but the landlord never gave us a choice.? Ralph Lauren confirmed
    it was taking over the lease, but refused to disclose what type of
    Ralph Lauren store would go in the location.



    Although L?Uomo will relocate to a larger space on the increasingly hip
    West 4th Street?home to two new Marc Jacobs stores?the move is yet
    another indication of Bleecker Street?s retail revival. Once home to a
    mix of antique stores, ice cream parlors and restaurants, this small
    Village street has quickly transformed into a magnet for corporate
    retail giants. Tommy Hilfiger took over the Robert Kree Salon at 375
    Bleecker this past summer; Juicy Couture opened its doors at 368 last
    January; and James Perse opened its first men?s store on 361 Bleecker
    Street in May. Coach, Miguelina and Steve Madden have also added
    outposts in the last few months.



    ?So much has changed over the years, it?s not the same cozy
    neighborhood it once was,? said Adjiashvili, who took the plunge into
    men?s wear retailing by opening a small boutique on Bleecker Street in
    1982. ?It?s too touristy and corporate.?



    Adjiashvili called L?Uomo?s relocation to a 2,200-square-foot space at
    271 West 4th Street ?a fantastic move,? and estimates he will pull in
    roughly $4 million in sales his first year there?more than he currently
    generates on Bleecker Street. Adjiashvili will likely open the doors to
    the new store later this spring or early next fall. Now that he has
    signed a new lease, Adjiashvili said he is looking forward to a new
    beginning. His focus for the new and improved L?Uomo? ?Upgrading my
    operation in every aspect.? His plans include adding more high-end and
    exclusive collections, refining customer service and launching the
    store?s first Web site.

      $50,000!!!!!???? Get out of here with that! Wow! And for 1600 square feet?



      Is this really the norm in New York? I mean, I know some of the bigger stores like Barneys can rake in $20,000 days in just designer menswear alone....but wow. There's only so many polo shirts and polo sport fragrances one can buy.

        Yea, I don't know if it's true, sounds preposterous. And, it's $50k more than he's paying. I do know one interesting stat - retail space on 5th Ave is 3+ times more expensive than on Rodeo.

          Yea, it does sound just outrageous. I can believe it about 5th ave too, much more prestige I think.



          It sometimes amazes me how some of these stores are able to pay their rent.

            It is pretty outrageous (especially for such a small and cozy neighbourhood), but the big Designer brands (i.e Ralph Lauren or Boss) don't have to sell a lot of clothes there to pay the rent. They may be actually losing money on those stores, while they make their real profits by selling clothes and fragrances in virtually every major midlevel departmentstore in the world. Those high profile locations just serve as a fancy examples of what those brands stand for. They are able to pay those rents without even blinking their eyes!

              Danvers is right. Most flagship stores operate at a loss.

                Understandable.



                The thing that gets me, is how some of these boutiques are able to make enough sales to not only break even, but make a profit with such high rents. (not to mention employee costs, stock, etc.)



                Also, is it me, or does it seem retail stores move locations quite often in NY?



                These topics always interest me as I've always wanted to run my own store.

                  Man, I tell you, I've thought about opening up a store, and I decided against it. It is brutal. The big box retailers will push you out in no time. They will bribe the landlords, if needed. You need excellent insight into these things, and sign a LONG term lease. One of my favorite restaurants in the meatpacking district is now an Apple store. The restaurant was a hotspot, pulling in probably $100k on a good day, but it just can't compete with apple. A friend of mine worked in an indie boutique next door to another cool indie boutique, Esthete - both got kicked out by the landloard. You need to be a visionary. Jeffrey Kalinsky signed a 10year lease when he pioneered MePa, paying $10 a square foot - 3 years later, people next to him were paying $80.

                    It's exactly the same here in Vancouver. We looked at a space last year that was $1500 a month... now they are asking $4500.

                        Well here in Europe the situation is pretty bad too... But out here the most expensive locations are still the taditional shopping streets like Rue du Faubourg-Saint-Honoré, Via Montenapoleone and Bond Street. The smaller more esoteric stores we all love are always going to find a location in another probably hipper location somewhere else (and I for one am happy to make the detour). In NY however the rents of these, out of the way, alternative locations are getting out-of-hand too(I believe). This will be a shame cuz it will take away a lot of what make NY so special.

                        What kind of store were you thinking of opening? Clothing I presume? (that would make it an instant SZ pilgrimage)

                          A clothing store, naturally! :-) I would need an investor, because it's nearly impossible to get a bank loan to open a retail store (high risk of failure). Thank you for the compliment. I, too, believe that I would make it a destination in no time. [G]
